05022 Amelia

This spacious country villa was built in the mid 90s and expanded in 2007 with an extension. On the outside, the building has the character of a stately villa, but various traditional elements have been applied internally, such as wooden beams and the typical roof construction in the extension with wooden beams and terracotta tiles. The 9 bedrooms and bathrooms are elegantly furnished, where the colors and upholstery are matched and also determine the name of the rooms. Since the structure is used as a B & B, there is also a spacious relaxation room with fireplace, a professional kitchen with a dining room, a fitness room and a reception. A large garden, with swimming pool, terraces and recreation lawn, surrounds the villa. The state of maintenance is good and the villa is sold almost fully furnished. 90019 Trabia

Villa with sea view in Trabia Located on the hills of Trabia, along Sicily's northern coast. This property offers the opportunity to create a contemporary home with sea views in one of the most strategically located areas between Palermo and Cefalù. With an interior area of around 140 m², the villa offers a solid structural starting point and the freedom to shape the end result according to a clear architectural vision, whether as a private residence, a second home or a value-driven investment. Palermo airport is about 64 km away, Palermo can be reached in about 30-31 minutes and Cefalù in about 28 minutes by car. What characterises the property is not only its panoramic location, but also its design potential. The villa can be completed as an elegant single-family home or as a semi-detached house with two independent units, allowing the future owner to adapt the project to different lifestyles and investment strategies. This flexibility is a key asset: the property already has substance, yet the final identity can be highly customised. The interior layout can be interpreted with great freedom. Open living spaces, a kitchen designed with lots of light and views, bedrooms oriented towards the landscape, and a more private or more hospitality-oriented layout can all be developed in accordance with the intended use. The same goes for the choice of finishes: floors, bathrooms, lighting, windows, materials and architectural details can be chosen to create a house with a sophisticated Mediterranean character or a more minimal contemporary expression. A swimming pool project is also being considered, with a separate cost. As an additional element, this would further enhance the positioning of the property, increasing both its residential appeal and its potential as a high-end lifestyle investment. Key features panoramic sea views from the hill of Trabia possibility of creating one villa or two independent units great scope for personalisation of layout and finishing strategic location between Palermo and Cefalù close to beaches, coastal villages and natural landscapes swimming pool project planned separately Location and connections Trabia has no mass tourism and combines sea views and accessibility. Palermo is close enough for daily connections, services and international arrivals, while Cefalù is one of Sicily's most recognisable leisure and lifestyle destinations within easy reach. Palermo airport remains the main international access point for the area and the rail line along the coast adds further convenience for seasonal or non-resident owners. For an international buyer, this translates into a setting that feels private and distinctly Sicilian, yet remains practical. The property sits on a stretch of coast that offers easy access to urban services, cultural destinations and seaside living, without the density or predictability of larger resorts. Beaches and nearby coastline The property's appeal is enhanced by its proximity to the coast and several well-known seaside resorts in the Trabia area. La Vetrana is one of the most prized beaches nearby, known for its sandy beach and clear waters, while Pietra Piatta is known for its more distinctive and picturesque character. A few minutes away, San Nicola l'Arena adds another layer of attraction to the location. The seaside hamlet of Trabia brings together port life, coastal atmosphere and a recognisable maritime identity that works particularly well in the perception of international buyers looking for an authentic Sicilian context rather than a purely touristy environment. To the east , Cefalù offers one of Sicily's most iconic coastal destinations, combining beach life, architectural heritage and a strong international profile. Its presence within easy reach significantly enhances the property's wider positioning. Nature and landscape Besides the sea, the wider area benefits from a strong natural dimension. The Pizzo Cane, Pizzo Trigna and Grotta Mazzamuto nature reserve extends over several municipalities, including Trabia, giving the area an environmental depth that goes far beyond the immediate coastline. The reserve covers more than 4,600 hectares and is officially managed by the Region of Sicily. This is an important part of the estate's story. The villa is positioned not only as a house overlooking the sea, but also as a residence within a wider landscape of hills, protected nature and the coast. For buyers looking for both ambience and property value in Sicily, this distinction is important. Sights nearby The setting is further enhanced by its proximity to some of the north coast's most attractive cultural and scenic destinations. Cefalù remains the clearest reference point. Its Norman cathedral is part of the UNESCO World Heritage Site "Arab-Norman Palermo and the cathedral churches of Cefalù and Monreale", giving the area international cultural relevance in addition to its seaside appeal. The Pizzo Cane, Pizzo Trigna and Grotta Mazzamuto nature reserve adds a powerful natural counterpoint, offering a landscape of Mediterranean vegetation, hillsides and protected terrain that enriches the quality of the wider environment. The Archaeological Area of Solunto, near Santa Flavia, adds another cultural layer. Official regional sources place it within the Archaeological Park of Himera, Solunto and Iato, on a panoramic promontory overlooking the sea. This makes it not only historically significant, but also visually fascinating. Together, these destinations position the villa within an area that combines sea, archaeology, protected landscape and authentic coastal character, making the property attractive not only as a home, but also as a base to experience one of the most layered and recognisable parts of northern Sicily. Want to know more?

61045 Pergola

The history of Ex . Convento Canneto goes back to the 12th century when Matteo di Tebaldo donated the possession to the hermitage of Fonte Avellana near Frontone, that houses a monastic community of the Camaldolese Order (part of the Benedictine Order). From the end of the 14th century until 1810, when Le Marche was annexed by the Kingdom of Italy , the property, with the large agricultural company, is used and maintained by the monks of Fonte Avallana. From 1810 to 1845 the property was owned by Eugenio Beauharnais, son of Josephine, the first wife of Napoleon Bonaparte. Since 1868, the ex. Convento is owned by the current owners: the Tagnani family. The house dates from 1714 and has for many years served as the headquarters of the farm as well as a summer residence for the later monks of Fonte Avallana. The layout of the building clearly reflected this use. The grand building, which is situated in a beautiful hillside overlooking the Apennines, has a square shape with a large courtyard and two towers on both corners of the facade. On the ground floor are the former working areas of the farm and the beautiful chapel of the former Convento. The first floor is accessed via a spacious staircase with statues that gives access to the cloister at the adjacent rooms for the monks and the central reception area with ancient decorations. On this floor there are two kitchen areas, a second staircase and the entrances to the towers. On the second floor is a large tower room in each of the two towers. The basement houses a spacious and authentic cantina still containing the original large wooden wine barrels. In the directly surrounding area of ??approximately 5000m2 are some outbuildings. If desired, adjacent land can be purchased up to 4 ha. The representative property is suitable to achieve several apartments. The main structure of the building is fully restored 15 years ago, with the support of the Italian government. This means that the walls and floors are restored, the roof was replaced and new shutters and double glazed windows are installed. The inside of the property is in good condition but needs to be completely refinished. Depending on the future use the lay out will need to be adjusted, kitchens and bathrooms have to be realized and the installations need to be renewed. There is sufficient space for the realization of a swimming pool. Want to know more?

62020 Ripe San Ginesio

From the forest, overlooking Pian di Pieca and the Monti Sibillini, rise the ruins of Castello di Roccacolonnalta. A strategically important castle for its location during the Medieval ages its architectural elements resembles that of the Krak des Chevaliers castle in Syria. The castle is of rectangular base with twelve cilindric towers along its perimeters. Inside it's divided into a quadrangular keep opposite a residential wing. History The castle is believed to date back to the crusade period. In fact the first construction, that now is the base of one of the towers, dates back to the X century. That what currently remains of the castle is believed to be a rebuilding of a first castle which was of the Conti Offini, owners of it from 1045. This first built probably was a tower with walls. The definitive construction dates to the second half of the XII century by hand of the Brunforte family, Lords of Sarnano, to defend their properties that were in this area. Indeed the area bordered the municipality of San Ginesio which was in that period in fast territorial expansion. San Ginesio claimed ownership of the castle and soon after attacked it and partly destroyed it. The end of the ownership disputes came in 1330 when San Ginesio bought the castle. Thus, from the second half of the XIV century and till the XV century the castle, strategically important for its position, was in the hands of the Varani, Lords of various towns among which San Ginesio. For over two centuries the castle was an important strategic and military element, till it lost its importance in the 1500. Being the castle completely abandoned, in 1664 the municipality of San Ginesio authorized the use of its materials for the restoration of the Church of S. Maria di Pieca. Also, the closeby village of Rocca is made with materials of the castle. Additionally some parts of the castle were destroyed during the last war with artillery by soldiers to pass the time. Opportunities The dimensions of the castle are roughly 20 by 40 m and there are at least two floors (the third floor and maybe more has to be excavated or discovered!). Water can be supplied by a existing well on the land. The current owners are estimating that bringing in electricity will costs circa € 1.000. The access road is in need of improvement. However, because the castle is not a protected monument (although you still have to follow the regulations) there are amply opportunities to develop this unique castle in an attractive and very special commercial activity; hotel, restaurant, B&B, congress center, business centre etc. Your imagination is your limit. The castle's history will make it always an unique development. Want to know more?
